FAQ
How did you find my property and information?
This data is public information and searchable. All private property owners are registered with the county assessor/recorder, which is where we receive all of our information from.
If I sell you my property, how long does it take to get paid?
It really depends on how quickly the title agency can do their research. We give your property information to the title agency to begin their research as soon as all parties have amicably agreed on a price. From there, the title company researches county records for the chain of title. Research time frames vary county by county but, ultimately, everyone wants a smooth and timely transition. Once the title agency completes their due-diligence, they send the final documentation to you. Upon proper completion and receipt of all signed paperwork, we fund the transaction and you simultaneously receive your money while we take possession of the property.
How is the offering price for my property determined by LandTrackers?
There are several items that factor into the decision-making of our offering price. Factors we consider include (but are not limited to) the location, topography, proximity to roads/utilities, parcel size, population, etc.
Are there any fees involved with the sale of my property?
ALL fees associated with the purchase of your property will be covered by LandTrackers. The final price everyone agrees to is the exact amount you will receive in the form of a Cashier’s Check or Bank Transfer/Wire.
What if there are back-taxes on my property? Will LandTrackers still buy it?
Absolutely! Depending on the situation, of course, and if the back taxes are within reason. All property research done by the title agency includes information on back taxes, so we’ll be able to see where your property stands. The back taxes will be paid at the time of title transfer.
Which title agency does the title examination?
We only use reputable title companies available nationwide who most are familiar with.
Does LandTrackers use Escrow Companies?
Always! By going through Escrow, we make sure the county double-checks that everything is in order and all funds are accounted for, before allowing any transfer of title to take place.
What does ‘Escrow’ mean and how does it work?
“Escrow – Documents, real estate, money, or securities deposited with a neutral third party (the escrow agent) to be delivered upon fulfillment of certain conditions, as established in a written agreement”.
The escrow agent releases the entrusted property once the transaction is complete. The Title Examiners also work as Escrow Officers. They’re the ones who guarantee you receive your money while we take simultaneous ownership of the property.
But, what if……..? Is LandTrackers still interested in purchasing my land?
What if my deed is missing, or some/all of the people listed on it are deceased? What if the property’s in a bad location with limited access? Will you still buy it from me? Absolutely! It is for these reasons and many others that we use reputable title companies with proven track records, and that are available nationwide. They help facilitate a smooth transaction with their professionalism and quick research.
